As with all leasehold properties in England and Wales, ground rents are payable on all Pegasus apartments. The ground rent helps to meet the costs of providing the communal spaces that play such a vital role in the success of our communities, but which are nevertheless provided in the form of unsaleable floor space. Ground rents are set by Pegasus from the outset and highlighted during the sales process to all our customers.
We make sure that ground rents are fair and do not increase at an unreasonable level, only increasing in line with the Retail Price Index.
In 2019, the Government announced its intention to prohibit the charging of ground rents, as part of wider proposals to reform arrangements following issues around the sale of leasehold houses. More recently, the Government has been considering an exemption to the abolishment for retirement properties, recognising the social and community value that communal spaces provide.
